How much will my investment property lease for?

Lease rate is determined by several market factors including the condition of the property, location, and the rental rates for competing homes in the immediate area. Please contact us to discuss further on your specific property.

How often will I hear from my property manager?

You decide whether you would prefer to be contacted every time something occurs with the tenancy or if you would prefer RPInternational to handle situations with you best interest in mind.

What is usually looked for in tenants?

Stability of employment, Good credit history and Proof of identity.

How much are RPInternational's property management fees?

Typically, you are charged a flat fee per year or a percentage of the monthly gross rent. Percentages could range from 15-20%. Other fees outside of this could be: Initial setup fee, lease renewal fee, early cancellation of contract, advertising costs and costs for any repair work.

Can I have the keys early so I can move my furniture in before my tenancy begins?

You may request earlier occupation if the unit is vacant but you would have to pay pro-rata rental for the period prior to the occupation date on your lease agreement.

Does my service charge cover damages and repairs in my flat

Kindly be informed that it is your sole responsibility to keep the apartment/flat in good condition as such the service charge does not cover repairs in your flat.

Does the landlord's insurance cover my belongings should my unit be burgled?

The property insurance does not cover your personal belongings. You should sort out your own insurance for this.

What is a calendar year notice?

The Residential Housing Act recognises that year to year lease agreement are from the 1st of the month you pay to the end of the last day of that same month in the following year. Tenants are required to give at least one full calendar months' notice to terminate the lease. If you give written notice on the 15th of the month, you will be held responsible until the end of the following month.

What municipal services am I liable to pay

This depends on the terms and conditions of the lease agreement but normally tenants are liable for electricity, water, sewerage, general cleaning and refuse.

How long does it take to refund my deposit after vacating the unit?

  • Within 7 working days provided there are no damages and you were present at the outgoing inspection.
  • Within 14 days if there are damages and we need to obtain quotes, provided you were at the outgoing inspection.
  • Within 21 days if you are not present at the outgoing inspection.
